Management means supervising agreed property and tenancy operations for the owner. A master lease means OULANG rents and operates an eligible property after assessment and contract. Tenant placement is brokerage support to find and onboard a tenant. Commercial terms and risk always follow the written agreement.

Questions to settle before signing

01How is property management different from a master lease?

Under management, the owner normally remains the principal landlord and beneficiary of the rent while OULANG performs agreed management. Under a master lease, OULANG enters a lease with the owner after assessment and operates the onward letting. Contracts, economics and responsibilities differ.

02Is fixed rent guaranteed for every property?

No. Payments follow a written master-lease agreement only after property, compliance and operating assessment. Ordinary management and brokerage tenant placement do not create a fixed-income guarantee.

03What can I see in the owner portal?

You can see your onboarded properties, agreement and lease summaries, confirmed statements and payments, maintenance and operating items, and communicate with the team. Other owners’ information and internal work remain private.

04Can OULANG find a tenant when the property is vacant?

Yes. Once an employee confirms a real tenant-search need, CRM creates a formal rental listing and prepares it for SPITI publication. A management record alone never becomes public automatically.

05Who pays for repairs?

That depends on the service model, cause and written authority. Pre-authorised work, owner approvals and tenant responsibility should be separated in the agreement; the portal shows confirmed cost facts only.
